State of repair

Externally, the houses have kept intact the traditional features of the old Umbrian farmhouses, red brickwork with stone inserts, wooden window frames, roofing in flat and curved tiles. Inside, the main farmhouse was first restructured in the early ‘ 90s and again in 2009. The floors are in single-fired terracotta-colour tiles or single-fired light tiles, the bathrooms, kitchens and kitchenettes are new, as well as the bedrooms. The windows are all with original wooden shutters. The guesthouse had a complete renovation in 2009 with decidedly modern features still maintaining some typical rural characteristics such as bleached wooden beams. The floors are in single-fired tiles and the window frames are in wood with double glazing and security shutters in the bedrooms. The roofs of the guesthouse and of the verandas are insulated with wood fibre panels.

Utilities

All utilities are present and functioning: electricity, water from the municipal waterworks, independent heating with LPG gas tank for the main house, while the guesthouse has an electrical panel system on radiation and Danish wood stove in cast iron. There are storage tanks for the main house. Telephone line, dsl and wi-fi.

As for the town planning, the buildings are regularly registered at Town Registry for the Municipality of Castiglione del Lago (PG) and the land at the Land Registry for the same Municipality.
